Central Station Redevelopment | Phoenix, AZ
Medistar was selected by the City of Phoenix via RFP to develop and activate Central Station in downtown Phoenix. The 2.5 acre site is immediately south of Civic Space Park and adjacent to the growing ASU - Downtown Phoenix Campus. The 1 million square foot mixed-use development is located at North Central and Van Buren. Central Station will remain the city's primary downtown bus and light rail transit center, serving two million passengers annually.
Central Station broke ground in April 2022 and will comprise of two residential towers, 30,000 square feet of retail space focusing on food-oriented concepts; 70,000 square feet of state-of-the-art flexible creative office space; and two levels of below-grade parking. Delivery is scheduled for fourth quarter 2024.
One tower will be a 22-story student housing building with 655 beds. The fully furnished units ranging from micro studios to four-bedroom units will be equipped with smart technology, amenities, and services to meet the unique needs of students. The second tower will be a 33-story residential building with 362 units, featuring smart-technology, an outdoor amenity deck with barbeque grills, fire pits, and a resort-style pool.
"Central Station will be a vibrant, pedestrian-friendly addition to downtown Phoenix with its densely landscaped pathways," said Monzer Hourani, CEO of Medistar. "Its connection to Civic Space Park will provide another amenity bringing people together to experience events, dining, music and green space."
Central Station is a public-private partnership (P3) with the city of Phoenix retaining ownership of the land and the development partners entering into a long-term lease for the project. The project was designed by Gould Evans, and Layton Construction will serve as general contractor.

For operator Vibra+Ernest, Medistar is developing the first-ever freestanding Inpatient Rehabilitation Hospital in San Joaquin County, CA with a current population over 750,000. Located in the University Park master planned healthcare and education campus - and across the street from Dignity Health’s St. Joseph’s Medical Center - the 63,000 square foot inpatient rehab hospital will provide 50 beds of inpatient capacity, complemented by robust outpatient programs and dialysis services.
Voyages Behavioral Health of Pensacola | Pensacola, FL
Medistar Corporation and Voyages Behavioral Health (an affiliate of PAM Health) are pleased to announce the development of Voyages Behavioral Health of Pensacola, a state-of-the-art behavioral health hospital. When completed in 2023, Voyages Behavioral Health of Pensacola will be one of the first hospitals to integrate inpatient medical and psychiatric care.
Identifying a need in behavioral health services across the country, PAM Health established Voyages Behavioral Health to offer an additional service line and specialized care to this underserved patient population. Voyages Behavioral Health chose Pensacola to provide much-needed services in the growing Pensacola MSA (Pensacola-Ferry Pass-Brent, FL metropolitan statistical area), which has a population of over 500,000.
The inpatient medical and psychiatric care hospital will be a 60-bed facility of approximately 40,200 gross square feet. When fully operational, Voyages Behavioral Health of Pensacola’s 200 employees will serve hundreds of patients through various programs tailored to the unique needs of the community, which could include services for adults, older adults, and specialty programs for trauma and military service members.
Designed by Dallas-based GUIDE Architecture, construction is expected to begin this summer and deliver in Q3 2023.
